01How do I know if my contractor obtained a Building Permit?
An official permit card is issued by the City of Pembroke Pines Building Department. The permit card and attached documents must be available to the inspector during all inspections. You can also review permits issued for your property from 1988 to the present on the City of Pembroke Pines website
02How long will it take to issue my permit?
The City of Pembroke Pines Building Department has 15 working days to provide a written response approving or denying an application. This timeframe does not include review times for Planning and Zoning, Engineering, and Fire Departments.
03As a contractor, what documents are required to register with the city?
Contractors must email a copy of the following to register:
- State of Florida Certification
- OR State of Florida Registration
- OR Broward County Certificate of Competency
- Certificates of Liability Insurance
- Worker’s Compensation or Exemption Certificates
04Can I apply for an Owner-Builder Permit?
Yes, if you own the one-family or two-family residence and use the residence for your own use or occupancy. You cannot sell, rent, or lease your house or duplex for one year after the final inspection. Additional restrictions may apply.
05Do I need a permit to enclose a patio or carport with an existing roof?
Yes, a permit is required. This type of enclosure is considered an addition and requires drawings prepared by a Florida registered Architect or Engineer.
06Can I make changes to my permit after it has been issued?
Yes, you can make changes to your permit after it has been issued. You’ll need to submit a Building Division Revision Cover Sheet with all the proposed changes. A fee will be charged for the plan review process for all related disciplines.
